A federally insured loan, or "reverse mortgage"
Same idea, different name. In the U.S., it's a loan, and we'll show you exactly how it works.
You spent decades building equity. In retirement, it can work for you.
How it works
A loan for homeowners 62 and older that turns part of your home equity into cash, with no required monthly mortgage payment. You can take the money as:
- A lump sum at closing
- Monthly payments, for a set term or for as long as you live in the home
- A line of credit you draw from when needed, where the unused part grows over time
The facts behind the myths
| Myth | Fact |
|---|---|
| "The bank takes my house." | You keep title. The lender holds a lien, like any mortgage. |
| "My kids will inherit the debt." | It's non-recourse: heirs never owe more than the home is worth. |
| "It's a last resort." | Used early, it can be a planning tool, like a line of credit that grows. |
| "It's free money." | It's a loan with real costs: interest, FHA insurance, and fees. |
Your part
Live in the home as your primary residence, pay property taxes, insurance, and HOA dues, and keep the home in good repair. The balance grows over time and is repaid when you sell, move out, or pass away.
Who it may fit
Homeowners who plan to stay put, have solid equity, and want to remove a mortgage payment, protect investments in a down market, bridge to Social Security, or fund care at home.
Who should think twice
People likely to move to a care facility soon, anyone for whom it won't improve cash flow, and families whose top priority is leaving the home free and clear.
Independent HUD-approved counseling is required before applying for a HECM, and family members are welcome. Bring your heirs to the table: when everyone understands the plan, there are fewer surprises later.
