Who can help me with a mortgage, HELOC, or reverse mortgage in Colorado?
The short answer
The Mortgage Advisory is licensed in Colorado (NMLS #1549739) and helps Coloradans buy, refinance, tap equity with a HELOC, and use reverse mortgages, from Denver and the Front Range to Colorado Springs and the mountains. We're especially glad to help military families near Colorado Springs use their VA benefit.
What loans can I get in Colorado?
- Buy a home: conventional, FHA, VA, and Non-QM for self-employed buyers
- HELOC and home equity: keep your low first-mortgage rate
- Refinance, including cash-out
- Reverse mortgages: FHA-insured HECMs and reverse mortgage seconds
- Debt consolidation with home equity
What's different about a mortgage in Colorado?
- Metropolitan districts: common in newer neighborhoods, and they add to your property tax bill. We build them into your payment from the start.
- HOAs are common, especially in newer communities and mountain towns. Dues count in your payment and your qualifying.
- Title companies handle closings, and Colorado's state documentary fee is tiny.
- Mountain and wildfire-area homes can take longer to insure and appraise. Start early.
- Military families: with Fort Carson, the Air Force Academy, and Space Force bases around Colorado Springs, VA loans are a big part of what we do here.
Where in Colorado do we help?
Statewide, including Denver and the metro area, Colorado Springs, Boulder, Fort Collins, Pueblo, Grand Junction, and the mountain communities, by phone and video, with closings at a local title company.
Is there down payment help in Colorado?
Yes. CHFA offers statewide grants and second-loan assistance. See down payment assistance in CA, TX, FL, and CO.
Example scenario (illustrative)
An Air Force family is transferring to Colorado Springs. They use their VA benefit to buy a $475,000 home with no down payment and no monthly mortgage insurance, and we confirm the neighborhood's metro district tax up front so their payment has no surprises.
Our take
Colorado buyers get hit by costs they didn't see coming: metro district taxes, HOA dues, and insurance in fire country. I'll put all of it in your numbers upfront. And to every service member stationed here: your VA benefit is one of the best deals in lending, so let's use it.
Who funds your loan?
It depends on the loan. We're the direct lender on conventional, VA, and Non-QM loans (in Florida, where we're licensed as a mortgage broker, every loan is arranged through an approved lender). FHA loans, reverse mortgages, and HELOCs are arranged through approved partner lenders, with us as your mortgage broker. Either way, we tell you upfront who your lender is and how we're paid; it's all on your Loan Estimate.
